Verdis performed an ATV site visit of the property, including vetting mapping efforts to determine accuracy of the site analysis and verify parcel marketability for future sales and development, parcel accessibility, and determining the best viewshed corridors for different zones throughout the site. Viewsheds were defined based on lake views, mountain/territorial views and heavily wooded areas. Verdis utilized GIS data available from the Kootenai County Mapping/GIS department and the State of Idaho to generate site analysis maps that analyzed slopes, slope aspect, existing infrastructure, elevations and viewsheds. These maps were used throughout the project to determine the most suitable locations for 5- to 10-acre parcels for future sale and development.
Verdis also synthesized the site analysis mapping and information from the site visit to move and create lots in these desirable areas. After creating the new lots, Verdis drafted conveyance deeds, drafted legal descriptions based on aliquot part descriptions, worked with Kootenai County’s Mapping Department to verify legal descriptions, and recorded all official documents required to lot line adjust all 336 parcels.
