Garden Grove PUD
Location: Coeur d’Alene, Idaho
Verdis provided all land-use planning, civil engineering and landscape architecture services to prepare this 94 lot subdivision for construction. Garden Grove was given a pedestrian friendly design with walkway connectivity meandering through landscaped green spaces and community gardens. Community gathering spaces were integrated into the design via picnic tables and a gazebo in one open space tract and landscaped gardens and activity center in another.
Verdis’ engineers had to give special attention to unique circumstances that were uncovered during the investigative phase of design; one being the presence of an active asbestos concrete water main bisecting the project which the owner was previously unaware of. Final plans included specific instructions on the abandonment and removal of the pipe and how contact with the hazardous material should be dealt with in a variety of circumstances. Verdis sought and secured permits on a federal level due to involvement of the Bureau of Reclamation.
Preliminary investigations also revealed the adjoining gravity sewer connection had insufficient cover to meet the City of Coeur d’Alene’s requirements as it extended through Garden Grove. The contractor, dry utility companies and city engineering staff were brought together by Verdis to make special provisions to allow the development to be served by gravity sewer main with cover as shallow as 3.5 ft.
Verdis also master planned and designed over 2 acres of open space including a central community park, community gardens and trail networks that provide connectivity to the surrounding communities.
